At Sundance Mountain Lands we are committed to the high ethical standards and competency you would want in real estate brokerage services. We do three additional things:
- We will do our best to satisfy you with the process and the outcome of our work together. We do not try to "sell" you on something to which your mind and/or your heart objects.
- All of our work is informed by our ecological consciousness and our hope that such consciousness will spread.
- At the closing of your real estate transaction, we will write a check for 5% of our commission to one of the following not-for-profit organizations dedicated to preserving the land and the ecological health of the High Country: High Country Conservancy, Blue Ridge Rural Land Trust, the National Committee for the New River, Blue Ridge Parkway Foundation, Friends of the Blue Ridge Parkway,Conservation Trust for North Carolina or Watauga River Conservation Partners.
Money isn't everything
Like everybody, we're "in it for the money". Yes, it's true. This is how we make a living. But that's not the only or even the most important reason we're in the real estate business. We have a very real sense of purpose, a sense of mission to make a positive impact on the quality of the environment for human beings and for all of God's creation. We hope to help you do the same. Together we can make a difference, as we blend economic, ecological and aesthetic values in the fulfillment of your dreams and goals. Our hope is that you will come to have a respectful, conscious relationship with your land or other property.

As your "Buyer's Agent", Sundance Mountain Lands will work diligently with you to find property that would meet your needs, and, hopefully, make your heart sing. Through careful questioning and giving you feedback about what's available on the market and realistic financially, we can help you refine your concept of what you're looking for. You may not need this refinement or redefinition, but many people do. As they get into their search, their vision and goals may - and often do - change. We know the area from the Virginia line southward to the Linville Gorge Wilderness. Because we know the area, we can help you focus your search. We preview on-site any properties we conclude might be of interest to you or that you have discovered on your own. Typically, by the time we meet with you to look at properties for your consideration, we will have seen most, if not all, of them.
We prefer to have a "Buyer's Agency Contract" with you so that we may exclusively represent you, as we help you look for property and negotiate an "Offer to Purchase and Contract". Without a Buyer's Agency agreement, under North Carolina law, we technically would represent the seller, even if you are our client. Allowing us to represent you as your Buyer's Agent does not require a financial obligation on your part. - Sell Your Mountain Property
Sundance Mountain Lands would be honored to list your property for sale. As your "Listing Agent" we are dedicated to your best interests and will do our best to find you a buyer. We would hope to find a buyer who would have similar concerns as you for the environment and for sustaining the financial well-being of this beautiful mountainous area. If you wish to take steps to protect the property you are selling through us, we can assist you toward establishing deed restrictions and/or conservation easements.
- Advise You Regarding Ecologically Sensible Property Development
If you want to develop a property, for a reasonable fee we will consult with you not only about the steps involved but also how to do so in an ecologically-sound, environmentally-beneficial way. What we don't know, we'll find out or direct you where you can find more particulars about developing your property. We can guide you toward "Green Development" resources that will help you envision and manifest a development that is low-impact and environmentally harmonious.
- Provide Preliminary Consultations on Deed Restrictions & Conservation Easements
We are prepared to introduce you to deed restrictions and conservation easements as ways of protecting land, developed or undeveloped. We can direct you to resources for in-depth understanding of how these can work to your advantage and to that of the environment.
